Any property unsold at Judicial Sale subsequently may be sold any time should we receive and approve a bid, without further notice to the property owner. We are required to give the municipality and school district an opportunity to object to the purchase, if they have reason to do so. The minimum acceptable bid is generally our cost for the Judicial Sale. This is the “Bargain Basement” of Tax Claim Bureau sales. As always, CAVEAT EMPTOR (buyer beware) applies.
Previously, Repository Sales were conducted on a quarterly basis, however; due to the large inventory of repository properties after Judicial Sales, the bureau has decided to conduct a Repository Sale each January. A sale date will be announced pending approval of the municipality and school district in the location of each property. The sale will be published in the local news papers but lists will only be available on line or may be purchased in our office.
Minimum bid is $500.00 for lots and houses and $300.00 for mobile homes. The approximate time frame for completion of a Repository Sale is generally 6 to 8 weeks. Payment in full is due the day of the sale and does not include recording or transfer fees.
Once a property has gone through the Repository sale in January, it will be available through “SEALED BID”. Minimum bid for a “sealed bid” will be $100.00. Please use a Repository Offer form and submit your bid to the Tax Claim Bureau. Please mark “SEALED BID-REPOSITORY” on the outside of the envelope to insure it will not be opened until the end of the month. All sealed bids must be accompanied by a certified check or money order for the amount of the bid. All bids will be time stamped upon receipt and will be reviewed quarterly (On the last day of March, June, September, and December). Deposits from unsuccessful bidders will be refunded within two weeks of review.
